المستخلص: تناول هذا البحث بالدراسة جانبا مهما من آثر جائحة وباء "كورونا المستجد (كوفيد-19)" وهو أثرها في عقود الإجارات- دراسة فقهية نظامية-, وقد استخدم الباحث المنهج الاستقرائي الوصفي, حيث جاء البحث في مقدمة, وتمهيد, وأربعة مباحث, وخاتمة, وفهرس للمصادر والمراجع، تناول الباحث في المقدمة محل البحث, وأهميته, وخطته, ومنهجه فيه, وفي التمهيد تناول الباحث المراد بالأمراض المعدية والأوبئة, وفي المبحث الأول تحدث الباحث عن التعريف بفيروس كورونا نشأته وآثاره, وموقف المسلم من الأوبئة والجوائح, وفي المبحث الثاني تناول الباحث جهود المملكة العربية السعودية, وإجراءاتها الاحترازية في مكافحه تفشي فيروس "كورونا", والتخفيف من آثاره الاقتصادية, وفي المبحث الثالث: أثر فيروس "كورونا المستجد (كوفيد-19)" في عقد الإجارة تناول فيه تعريف عقد الإجارة, وحكم فسخها بالعذر العام والعذر الخاص, وفي المبحث الرابع: تناول الباحث موقف النظام السعودي من فسخ الإجارة بسبب وباء "كورونا المستجد (كوفيد-19)", وبيَّن فيه اللوائح التنظيمية, بين المؤجر والمستأجر والظروف الطارئة على العقد, وقد خلص البحث أن جائحة وباء "كورونا المستجد (كوفيد-19)"من الاعذار الطارئة المؤثرة في عقد الإجارة بالفسخ أو الحط شرعاً ونظاماً .

Abstract: This research examined an important aspect of the impact of the "emerging corona (Covid-19)" pandemic, which is its effect on lease contracts - a systematic jurisprudential study -. The researcher used the descriptive inductive approach, where the research came in an introduction, an introduction, four sections, and a conclusion, And an index of sources and references, the researcher discussed in the introduction the subject of the research, its importance, his plan, and his approach in it, and in the preface the researcher dealt with what is meant by infectious diseases and epidemics, and in the first topic the researcher spoke about the definition of the Corona virus, its origin and effects, and the Muslim’s position on epidemics and pandemics, and in the second topic the researcher dealt with The efforts of the Kingdom of Saudi Arabia and its precautionary measures in combating the outbreak of the "Corona" virus and mitigating its economic effects, and in the third topic: The impact of the "emerging corona virus (Covid-19)" on the lease contract in which he addressed the definition of the lease contract, and the ruling of its termination with a general excuse and a special excuse And, in the fourth topic: The researcher dealt with the Saudi regime’s position on canceling the lease due to the “emerging corona (Covid-19)” epidemic, and in it he explained the regulations, between the lessor and the lessee and the emergency conditions on the contract, and the research concluded that the pandemic of the new Corona epidemic (Covid-19) 1 9) “One of the contingent excuses affecting the lease contract is the termination or revocation of Sharia and law.
